Stained and over used flooring, gone.&nbsp;&nbsp; Nice sized lot that features a private backyard that is perfect for entertaining or play.</p>]]></description><link>http://www.darelhandley.com/property/6984-Ballinger-San-Diego-California</link><guid>http://www.darelhandley.com/property/6984-Ballinger-San-Diego-California</guid><pubDate>Fri, 25 Mar 2011 18:52:37 GMT</pubDate></item><item><title>Loan Mods</title><description><![CDATA[<p>Times are tough and many homeowners are feeling the squeeze.&nbsp; From a purely psychological point of view it is extremely difficult to continue to make payments on an asset that has decreased almost 50% in value.&nbsp; I believe that most home owners today want an opportunity to remain in their homes until we recover from this crisis.&nbsp; The number of homeowners who are in financial trouble is staggering and increasing.&nbsp; I'm not a economist nor a financial genius and I surely don't have an answer to the numerous problems we face in the financial markets.&nbsp; I'm a Realtor,&nbsp;I&nbsp;know real estate and I sell homes but I can empathise with those that are hurting.</p>
<p>Some of the folks&nbsp;in jeopardy are friends and clients&nbsp;and I can tell you that all they want to do is keep their homes.&nbsp; They call me for advise on the correct avenue to take to attempt to retain their homes.&nbsp; The current HOT buttons are loan modification programs.&nbsp; As a matter of fact "loan mods" made the front page of the San Diego Union Tribune.&nbsp; I tell them all to start at HUD.&nbsp; The 24 hour hotline for distressed property is <strong><span style="color: #ff0000;">877-hud-1515</span></strong>.&nbsp; You will have to be persistent and patient.&nbsp; As you can imagine they are getting thousands of calls.&nbsp; Give it a call and see what they say.&nbsp; There are also hundreds of private companies that have lept into the loan modification business.&nbsp; Please be very wary.&nbsp; Do your research on all companies offering loan mod services.&nbsp; You can use the BBB, a google search can provide some insight and talk directly to your lender first.&nbsp; Paying any money up front is extremely risky.&nbsp; Performance is difficult to measure, especially if no modifications occur and&nbsp;if it sounds to good to be true it almost certainly is.&nbsp; There are success stories out there and people are getting help everyday.&nbsp; Be persistent, stay focused and be patient.&nbsp; Let me know if I can help.</p>]]></description><link>http://www.darelhandley.com/Blog/Loan-Mods</link><guid>http://www.darelhandley.com/Blog/Loan-Mods</guid><pubDate>Sun, 22 Mar 2009 00:00:00 GMT</pubDate></item><item><title>Do You Hear What I Hear</title><description><![CDATA[<p>While attending the weekly Rally and Ride( a weekly event where East County&nbsp;realtors showcase their listings to other Real Estate agents) an extremely loud crash was heard outside the building prompting an astute agent to comment that he thought that was the market hitting bottom.&nbsp; I'm obviously not sure that we are in fact at the bottom but i bet we are darned close.&nbsp; The signs are certainly encouraging.&nbsp; Inventory dropping, prices stabilizing and in some areas increasing slightly and the months of supply dropping.&nbsp; Generally a market that has over 6 months of inventory available is considered a buyers market, 3 to 6 months a neutral market and less than 3 months is a sellers market.&nbsp; Most San Diego markets are now neutral.&nbsp; From my personal experience I can not remember the last time that I wrote an offer for a buyer client that did not have multiple offers.&nbsp; There are a lot of buyers actively seeking homes and they are writing offers on the properties that they perceive as having Value.&nbsp; Of course the continued low interest rates are helping and the $8,000 first time home buyers credit is a real plus.</p>

<p>I literally get asked daily what is going to happen with the San Diego Real Estate market.&nbsp; The truth is I'm not sure.&nbsp; I believe we are either at the bottom are very darn close to it.&nbsp; Year over year sales in January were up over 130% although prices continue to inch downward.&nbsp; What that says is that there are lots of buyers who perceive value in homes at there current price.&nbsp; Buyers buy when they believe there is value.&nbsp; The buyer pool does not shrink and buyers do not move to Oshkosh they just don't purchase when they do not see value.</p>
<p>There are some great deals out there right&nbsp;now and with interest rates remaining low it is truly a buyers market.</p>
<p>A great gage of the market and a group of people to watch are the investors.&nbsp; Investors are buying because the price is right and the numbers make a lot of sense.</p>

<p><font size="4">You do not make money when you sell a home, you make it when you buy it !!</font></p>
<p><font size="2">Think about that just for a couple of seconds.&nbsp; Real Estate is just like anything else.&nbsp; Buy low and sell high.&nbsp; It's a great time to buy( make money)&nbsp; A Mortgage Broker and I were working on a Marketing piece targeting potential VA buyers.&nbsp; The recent past market had almost wiped out the VA mortgage buyer because of initial purchase price.&nbsp; VA is the same as a conforming rate loan currently $417,000.&nbsp; We wanted to know how many homes were available.&nbsp; Here are those numbers.&nbsp; I WAS STUNNED.</font></p>
